a dream come true home diary contact us contractors photos plans ivy barn is an imposing grade ii listed, two storey barn of more than 4,000 sq ft, sitting in private grounds of around one acre, set some 150m back from the road with views across meadow land (which is regularly visited by deer, geese, ducks, rabbits and even wood peckers). the barn was originally constructed in 1741 with additions added in 1788, 1897 and later and is constructed mainly of red brick in flemish bond and flint walls, with a red clay pan tile roof. the following information is a summary of the ideas and work we have put into creating 'our dream' and a few tips on what to avoid / look out for if you are contemplating the same. environment we are conscious of our impact on the environment and we have taken steps to recycle and re-use as many items as we can that were found on the site when we purchased it, such as bricks, roof tiles, hardwood and softwood beams, pamment tiles, flints, 120+ tonnes of hardcore etc. we have incorporated as many environmental and energy efficient systems as was cost effective, to keep the ongoing running costs / maintenance to a minimum (including using dead trees and waste wood etc from the site as fuel for our wood burners), and we have planted more than 40 new trees so far. under floor heating we have used begetube underfloor heating in all rooms inc the first floor using 2,600 linear metres of 17/2 pex pipe and three multiple way manifolds. the first floor pipes are laid in a 25mm dry sand / cement mix screed sandwiched between plywood / chipboard and the ground floor pipes are stapled to 75mm rigid insulation and then had a 75mm sand / cement screed applied over the top. the system uses the intelligent room control option and is divided into three separate "zones" (bedrooms / bathrooms on first floor, bedrooms / bathrooms on ground floor and living rooms) to ensure we maintain constant acceptable temperatures in every room. underfloor heating is the most effective way to heat areas with high ceilings (like barns) as it uses low temperature water (usually around 40 degrees) which heats the whole concrete floor area which acts as a thermal store (in the same way a night storage heater does), the heat is then dissipated through the surface area in a controlled way and as heat naturally rises it will permeate upwards. tip: put as much insulation underneath as you can and always go for cement screed around the pipes as the alternatives are nowhere near as effective. secondary heat we have chosen to install two wood burning stoves just in case the ufh should fail at any time or as supplemental heat if we have a prolonged exceptionally cold spell. we fitted a 20kw wood warm fire view stove in the lounge and a 9kw wood warm fire view stove in the kitchen and as a back up for hot water we also have an immersion heater. tip: get the flue sizes / routes sorted as soon as you can and mark them on the floors / walls to prevent plumbers / electricians running services in the way!! heat recovery ventilation is used to ensure all rooms are adequately ventilated to comply with building regulations without getting draughts from trickle vents in the windows or extractors etc in the bathrooms helping to improve the air tightness of the building and the overall efficiency of the heating system. heat recovery ventilation extracts the old stale / moist air from the bathrooms, kitchen, utility etc via a series of flexible ducts and draws in fresh air from outside in the same manner, distributing it to all the main living rooms. as the warm extract air passes through the 3 speed heat exchange chamber its heat is absorbed by the chamber which in turn transfers the warmth to the fresh incoming air on the other side of the chamber and increases its temperature prior to distribution around the house. tip: send the company photos of all potential areas to be ventilated as well as plans and ask them to provide you with a basic design before ordering to check they have interpreted your requirements correctly (we would not hesitate to recommend regavent they were absolutely excellent throughout). heat loss a large percentage of a building's heat loss is through the roof. to help minimise this we added additional rwa acoustic and thermal insulation below the tri-iso super 10 foil insulation to exceed the current building regulations (some areas we fitted rigid insulation instead). we fitted double draught seals to all the solid oak framed windows / doors and we also fitted low e glass with argon gas in the sealed units to achieve 1.1 u value. the existing solid brick and flint walls have had 80mm diffutherm wood fibre insulation fitted to the inside to maintain breathability but still maximise heat retention. all the ground floors are suspended concrete and have 75mm of rigid insulation fitted between the floor beams and the screed. the first floor is of timber construction but we still managed to fit 65mm of rigid insulation in between the joists. tip: try to seal / fill / insulate every gap however small, as it is too late once you are in and feel the draught. we used in excess of 100 cans of expanding foam and £1,500 worth of additional insulation to seal every conceivable gap in the structure / join between finish types / service void to keep energy wastage to a minimum. low energy light bulbs to help keep the running costs down and reduce our footprint most of the external lights have low energy light bulbs as do many of the fittings used in corridors, bedrooms, bathrooms and the main living rooms within the barn, and we shall also incorporate "turn off standby" equipment as it becomes more readily available (will have to make do with turning off at the plug for the time being). rainwater harvesting system as we have such a large roof area (just under 1,000m2) we have diverted all our rain water drains to flow into a 3,500litre storage tank buried in the ground. the tank has a pump and tap fitted to allow the water to be drawn from the tank on demand to provide us with water to wash the cars, water the plants / grass in the garden and generally use outside. tip: check your water table level, otherwise it may be expensive if you have to concrete the tank in the ground to prevent it floating!! earth, wind and fire we had planned to incorporate an element of wind and solar power to help generate some of our own electricity requirements, however we feel the technologies are not affordable enough yet to make it a viable option, but if they improve in the future we will probably try to incorporate them. peace of mind whilst the crime rate is low in our beautiful part of the country, we have still installed a multiple camera full colour and infrared cctv system that has its own internal permanent recording facility and is linked to "off site" recording and "internet" viewing as an additional back up, along with a high specification approved alarm system using movement, timing and magnetic sensors throughout the entire barn. all images and text on this website is ©copyright 2006-2018 simon francis
